The 22,000 SF University Avenue Building located on 3rd Street in a transitional residential / commercial neighborhood, is a mixed-use retail and office building fronting an important east-west connector between the University of California and the downtown core. Incorporating goals from the "Davis Downtown and Traditional Residential Neighborhood Design Guidelines", the architectural character is a blend of residential and commercial elements. The site plan provides a deep set-back from the south residential parcels while preserving an existing historic house and numerous significant trees on site.
